Washed Out Shopping on Foot

Thank God for online shopping - the Saviour of my sanity. As your average, typical sort of bloke, I've never been keen on shopping. The older I get the more I loathe the idea of traipsing round endless shops. And that's not just because I'm getting older, it's because shops have gotten bigger, as has the volume of products, the price and the deals on offer. It can be a bewildering experience. Add into the mix all the sales chat and patter and you soon start to see why the idea of it fills me with dread.

So when my washing machine packed up and the engineer who came round to fix it said it had had its day and I needed a new one, I had a smile on my face at the prospect where once there would only have been dread.

Having recently got wired up to broadband Internet at home, and having dabbled in a little online shopping already, I knew I could sit in the comfort of my own living-room, in my own time, without hassle, noise or interruption and make a considered, researched and best value choice of a new washing machine. And I did.

Despite all those many and valuable benefits to shopping online rather than joining the masses trawling the shops, there's an even better benefit. The best bit about shopping online for a new washing machine was the access to real choice. You don't need to be an expert to quickly realize that most shops sell basically the same products at basically the same prices. Online the world is your oyster.

I sourced the globe for new and reconditioned washing machines, was able to research manufacturers and the online retailers, read genuine customer feedback and actually learn useful information about the product I intended to buy and the purpose I intended to buy it for.

Basically, being a single guy who does no more than 4 loads of washing a week, consisting of relatively everyday materials, I didn't need an all singing, all dancing machine that a family would. Sounds obvious, but out in 'shop' land you're being sold a relatively standard product: a one size fits all.

Because online shopping for a washing machine enabled me to access the global marketplace it also afforded me access to a much broader and more niche marketplace. Information, choice, variety, value and guaranteed quality await any online shopper prepared to take the time to find what they are looking for.

That's the rub. You have to be prepared to put the effort in. But, in reality, it's effortless: certainly by comparison. A few hours spread out over a day or two, carefully and quietly researching and choosing the most efficient, effective and best value product for your needs over the Internet. Or going to one shopping center after another and trailing round one huge shop after another as part of a throng in search of a bargain in the hope of finding what you need?

Books are fascinating treasures themselves for individuals and can normally be purchased for less than five dollars, but there are those that sell for a lot more. Many books set on the shelves of book stores for long periods of time without being sold and the owners place them on the bargain shelves of there stores.

Many of these books were purchased from others readers and had already spent their lives on the shelves book shelves with other books. Some of the books that these readers have sold to book stores are valuable, but the majority are not. Some of these books that may be considered valuable are books that are no longer being printed and used book stores have plenty of these rare books that they themselves are unaware of. Of course, the book itself may not be in great condition and the pages may be frayed, but they are still worth the investment.

Many readers unknowingly feel that if a book is marked as a bargain then it must be a horrible book, but this is not necessarily the case. In fact, many books that are placed in bargain bins are your local book stores is due to the book store have too much over stock. If readers would check out these bargain bins carefully, then they may be surprised at the treasures they find.

First edition books are sought after by collectors of books to add to their collections and even some avid readers to add to their personal libraries, if it happens to be one of their all time favorites. There are not many individuals who do not have a weakness for a bargain, unless it is at a well known book store, but if it is at a used book store, then the entire concept tends to change. It is extremely important for individuals who read books to keep the books they purchase in circulation, if they do not plan to add them to their own personal library.

I have been known to purchase up to thirty or forty used books at one time. In fact, about a year ago I took my oldest son to sell a couple of his unused video games and while looking around the store I found an amazing bargain on used books. The owner was apparently attempting to get rid of his inventory of books and was selling used books at ten books for a dollar. That was one bargain I could not turn down and I purchased fifty used books that afternoon and went back the next day as well. Once I read two or three of these books I will always give them to a friend only if they promise me to give them to some one else who is an avid reader as well. This way I feel that I am keeping the books in circulation myself. The funny thing is that I have had a couple of my own books sent back to me.

8 Tips to Identify Antiques

Want to know if your furniture is as old as you might think? Here are some tips to help you identify an antique.

1. Patina

An old table will have a rich, beautiful finish. Decades of polishing and exposure to the elements create patina. Check underneath a table. On an older table, the appearance of the wood will be much different underneath than on the top. The underside will be lighter because it has not been polished or had use. This is a clue to advanced age.

2. Handmade

Look for handmade furniture. Antique furniture was hand made by craftsmen. Watch for uneven carving; it indicates hand made workmanship. Machine made furniture has identical, perfect carving. A set of chairs is great to check for it. If all the carving and detail on all the chairs is absolutely identical, it was machine made, and not so old.

3. Veneer

Look for thick veneers on wood. Veneer has been used for hundreds of years and is not necessarily a bad thing. However, older veneer is thicker than modern veneer and it was glued onto wood. Newer veneers are very thin. Modern manufacturing methods allow for thinner cuts. Modern veneers are often glued onto particleboard or base woods.

4. Signature

Look for a makers signature. Newer, mass-produced furniture would tend to be signed by a craftsman. A signature helps to date an item, determine value and provide provenance.

5. Mortise-and-tenon Construction

Watch for construction methods, mortise-and-tenon is a method where two pieces of wood are cut like a jigsaw puzzle to fit together without nails or glue. This technique is used to compile the overall structure of a piece. It denotes excellent craftsmanship and helps to identify an antique.

6. Locks

Look for locks fitted with brass keys on drawers, desks etc. Often the lock makers name is clear. This name is a good reference point to determine age and value.

7. Dovetail Joints

Dovetailing is a method of construction used to put together drawers, blanket boxes etc. It is also method where two pieces of wood are cut like a jigsaw puzzle to fit together without nails or glue Handmade 18th century dovetails are large and uneven. Machine-made dovetails are thin and even.

8. Nails

Look for square pegs and hand forged nails. Furniture made during 17th and 18th century used square pegs. Hand forged nails also indicate an antique. You can tell hand forged nails because they are very irregular in size and shape. Seeing construction with a Phillips screw should make you think that an item is not so old.

Selecting a Dealer to Buy Coins From

Collecting coins is a wonderful hobby, but you must build networks between yourself, other collectors, and dealers. Your relationship with your dealers will enable you to trade for valuable coins that may be missing from your collections or sets, which is one great reason why you need to select a dealer and build and relationship with them.

The question is how do you determine which dealer would be the best choice for you and your individual needs as a collector. The dealer you choose should have specialized knowledge and be able to provide you with valuable, informative advice and even be able to network you with other collectors that are specialists with your type of collection.

You may want to know what the credentials of the dealer. You may also want to know the reputation of a dealer, which will give you an idea of their abilities and performance in comparison to other dealers. Another thing you want to know about a dealer is how aware of the happenings within the collecting world they actually are, which includes supply, demand, and current prices.

Ask dealers how knowledgeable they are about local trade shows or auctions and if they participate in those. You do not want to deal with a dealer who specializes in wholesaling, because they will not have the time to provide you with personalized services. Locating the right dealer for your specialized needs requires patience, research, and interaction with several dealers before being able to make a choice that will be sufficient for you.

Once you locate a competent and reputable dealer, then you can be confident when purchasing coins for your collection. When working with your new dealer determine which coins you would like or need for your set and the ranges of grade you desire. Once you have done this, then you need to determine a reasonable pricing range for each grade and variety of coin on your list.

Now you can start working with your dealer to help you locate the coins you need for your collection. If you are purchasing an unslabbed coin, then gain a general knowledge first of the grading. Check to be sure that the coin has been struck well and on a good blank, plus that it is well centered and pleasing to your eye. Once you had decided that you are satisfied with the coin then insist on a return guarantee. However, if a money back guarantee can not be given, then do not purchase the coin not matter how badly you may desire it. Your dealer will respect this and honor your knowledge of coins.

When purchasing a certified coin make sure as a starting point you use the technical grade. Do not purchase the coin if it is ugly, struck poorly, or stained. Land Banking Provides You the Keys to a Rewarding and Dignified Retirement

The factors that determine growth and long term appreciation with real estate.

It's common knowledge that the majority of millionaires come from investing in real estate. If you've been around long enough or up all night you have seen the infomercials claiming vast fortunes in foreclosures, tax liens and deeds and probates.

Undeveloped land has little cost and low profit potential. Developed property has a high cost and again little profit left when you factor in all of the costs for development.

Last but not least we have the most profitable property which is pre developed land. This unique property has all of the profit potential built right in. It's the gap between undeveloped and developed real estate. The hidden profit center lying directly in the path of growth. Growth then in turn drives the value of the real property up.

Let's take a look at two scenarios to illustrate the example.

Let's go back in time to an area we all know as Silicon Valley. San Jose 1976 where you could have purchased a nice 3 bedroom 2 bath home for $25,000. Fast forward to today, what is that house worth?

In todays market it sells for $600,000 to $750,000 a nice 25X to 30X return on your initial investment. Now then to the predevelopment stage of real estate we go back to the same time frame in San Jose where just 5 to 7 miles outside of that nice house where vacant orchard land was selling for $8,000 to $24,000 per acre.

You chose the cheapest land at $8,000 per acre and you purchased three acres for a grand total of $24,000. Again let's fast forward to today in San Jose. Do yo have any idea what those vacant parcels of land are selling for? If you can find them. They sell for $1,500,000 per acre. Since you had three your now sitting on $4,500,000 to $5,000,000 a nice 180X return on your initial investment. That's 18,000% over 30 years a nice average of 600% per year.

Now then scenario two let's just say your a new parent and you want only the best for your new child. So you decide to start saving for their college education. You take and sock away a huge $25,000 investment. Where should you invest for the safest and most aggressive growth.

For College Education

So now coming back to the strategy of long term appreciation you need to understand why pre-development stages of real estate are essential for growth as long as they meet certain criteria.

There are four key factors that determine growth; they are population density, the local economy and the job market, half price or affordable housing, and the 10 key indicators of a growth path.

These factors are exactly the key ingredients to create long term appreciation in real estate.

All 10 of the key elements of the growth path must be present in order for success to be assured and risk of principle to be minimized or eliminated. These 10 factors of the growth path are as follows.

1) The pre-devloped stage of real estate must be level, build able and usable.

2) There must be an abundant and accessible water supply for todays current requirement as well as for the next 40 to 50 years.

3) The area must be accessible by freeway, train or air.
